From a personal perspective, it looks like 2011 will be a good year to buy and sell Houston real estate.   The first week is gone and I am working on 5 new listings and two buyer contracts.   The only downside is people are still losing there homes to foreclosures.  The two buyer contracts are on bank owned foreclosures and one of the listings is on a bank owned foreclosure.   The upside is that home buyers are starting to look at real estate  and make offers on homes for sale in the Houston area.

My family tried a new Tapas restaurant in the Cy-Fair area.    Capriccio is located at 10865 Jones Rd, just south of FM-1960.   It serves Spanish Tapas, pizza, and pasta.   We were driving by and saw that Capriccio had opened in a the former location of Pallotta Italian restaurant.   It has apparently been open for about a week.   They are still waiting on a liquor license and served us a  complimentary glass of  wine.   The tapas dishes were very good, but somewhat smaller than the tapas  dishes served at Mia Luna.  We ordered a variety of tapas dishes, including a meatball dish, a chicken croquette tapas, and shrimp tapas.   We finished the meal off with an excellent Spanish version of Creme Brule.

A Bonus to Selling Agent or BTSA is one of the best, but least used tools for quickly selling a listing at a price at or near the list price.   Let me first explain what a BTSA is and how it works.   A BTSA is a bonus that is paid by the seller through their listing agent to the agent that actually brings a  buyer to purchase and close on  the seller’s  home listing.   The bonus is in addition to the commission paid to your listing agent.

Many sellers misunderstand how  paying a BTSA can actually result in their receiving a higher net sales price with less holding costs.   When a seller offers a BTSA, their Realtor will market this bonus to other agents in the area,  with a deadline that states that an acceptable contract must be received by a certain date in order to collect the bonus.   The offer of a bonus and deadline results in an urgency for other agents to show the seller’s home and show it often.   This usually results in a dramatic increase in showings of the listing and resulting offers to purchase.   By doing this, the seller has financially motivated Realtors to show the listing and present an acceptable offer the first time, instead of a lowball offer with resulting extensive negotiation.   The offer of a BTSA can dramatically decrease the days on market for a listing and result in an offer that is substantially higher than the seller would have received without the BTSA.

One of the most important things a seller can do to speed the sale of their listing and maximize their net profit  is to add to its curb appeal.   On several occasions, I have pulled up to show a new listing to a client and they have been turned off from the start by the  appearance of the home and its yard.   From my experience, one of the easiest and most affordable ways to add to the curb appeal of a home is to add mulch and colorful flowering plants to the front  planting beds.   If you notice when you drive down the street, the homes with thickly planted  colorful flowers stand out the most.   If your landscaping budget is kind of thin, concentrate on on  the most visible  bed, instead of trying to spread the flowers out over several beds.   For more info on selling your home, go to www.houstonprimerealty.com

November 2007 Sales November Housing Numbers Show Houston Largely Resistant To National Effects Of Market Downturn Average and median single-family home sales prices are on the rise HOUSTON ” (December 18, 2007) ” While much of the nation wrestles with the persistent effects of the real estate market downturn, Houston continues to hold its own when it comes to home sales and prices as the end of 2007 nears. The latest monthly housing figures compiled by the Houston Association of REALTORS ® (HAR) reflect comparative stability, with area sales and pricing performance still outpacing that recorded in 2005. Total property sales for November registered 5,772, representing a modest 10.2 percent decline compared to November 2006. Properties sold during the month totaled $1.1 billion, a 4.7 percent decrease compared to last year™s $1.2 billion in November sales. Additionally, the average single-family home price for November rose 6.4 percent from last November to $205,815, while the median home price for a single-family home increased 1.7 percent to $150,000. œThe drop in property sales, while disappointing, is not unusual at this time of year and is far from the loud thud being heard in markets outside Texas, said Rob Cook, HAR Chairman and broker/owner of Robert D. Cook Properties. œWe™re encouraged by the ongoing increase in average and median home prices, which demonstrates that Houston™s real estate market has staying power through the subprime debacle and continues to offer a sound investment opportunity as we head into 2008. November Monthly Market Comparison All listing categories combined, Houston™s overall housing market in November saw continued mixed results. While there were increases in both average and median sales prices on a year-over-year basis, both total property sales and total dollar volume declined. Total year-to-date property sales were down 3.9 percent. The number of available homes (active listings) at the end of November was 52,217 properties, which was an increase of 13.3 percent versus last November and the 17th month with a year-over-year increase, after 10 consecutive previous declines. The figure was a decrease of 1,190 properties from last month, reflecting a continued slowdown in the pace of new listings. This is a positive indicator for the market, as lower inventories generally support pricing levels. Month-end pending sales “ those listings expected to close within the next 30 days “ reached 4,159, which was down 5.7 percent from last year and signals another likely decline in sales next month after recent volatility in sales figures. The month™s inventory of single-family homes for November came in at 6.1 months, a slight decline from October™s 6.2-month figure and the lowest level Houston recorded since May. This compares to the November 2006 single-family homes inventory of 5.3 months. It was the highest figure since August. These data continue to demonstrate the higher value and lower cost of living afforded to Houstonians. Additionally, total sales of single-family homes in Houston in November came in at 4,863, which was 9.0 percent lower than November 2006 and the second biggest decline of 2007, though significantly less than the 16.4 percent drop observed between September 2006 and September 2007. Year-to-date sales of single-family homes remain negative this month, down 3.0 percent versus the first 11 months of 2006. Townhouse/Condo Update At $131,290, the median price in the townhouse/condominium segment in Houston rose 8.1 percent from November 2006 to 2007 and remained relatively flat compared to October 2007. The average sales price for which a townhouse or condominium sold in the greater Houston area was $162,371 last month, which was a 3.6 percent year-over-year increase. Additionally, there was a slight downturn in the number of townhouses and condominiums that sold in November. In the greater Houston area, 489 units were sold last month versus 548 properties in November 2006, translating to a 10.8 percent decrease in year-over-year sales.
